Strafford & Co is a private investment firm headquartered in Pensacola, Florida focused on strategic commercial real estate investments. We specialize in providing up-to-date investing education and stellar opportunities to our network of aligned families, to assist them in building a legacy for their children, grandchildren, great-grandchildren, and beyond.

We accomplish this mission through experienced repositioning and development within the multifamily asset class – in both apartment complexes/communities and luxury RV resorts. Our partner team brings a combined 30+ years of experience within these categories.

Strafford & Co is extremely proud of our team’s strength of experience both inside and outside of the real estate industry. With seven outside industries represented, ranging from fighter jet pilot instructor to podcast host to theater arts project manager, our team draws from real-world experience that has broadened our perspective, solidified our core values, and sharpened our problem-solving expertise.

Our real estate experience stretches to a combined 34+ years, and includes first-hand knowledge of multifamily, rv park/campground, syndication, luxury rental, single-family residential long-term rental, short-term rental/AirBnB, fix-n-flip, wholesale, and mobile home park asset classes.

We are additionally honored by the respected members of our General Council, who hold an advisory position for all aspects of company operation, and bring nearly 45 combined years of first-hand experience within the commercial real estate industry as capital allocators, general partners, underwriters, passive investors, asset managers, and fund managers.

Joe Hainsworth

Joe Hainsworth

Principal and founder of Strafford & Co, Joe Hainsworth was born in Philadelphia, PA but recently completed a move to the beautiful shores of the Emerald Coast, and now resides near Pensacola FL with his wife and daughter. Joe holds an Associates degree and a Bachelor’s degree of Fine Arts in Technical Theatre/Theatre Design and Technology. 

For over fifteen years, Joe managed small and large projects within the Theatrical Technical field, including video and audio recordings, equipment upgrades and replacement, live-performance tours, scenic design and construction projects, and warehouse relocations and re-organizations. Joe currently holds a project manager position with the nationally-respected Sweetwater Integration company. 

Joe discovered his passion for real estate in 2021, born out of a miniature midlife crisis that propelled him to seek some more financial stability outside the theater industry. Without means to pay a mentor, and while working 60-70hr work weeks, he soon closed his first wholesale residential deal with only YouTube videos to guide him, proving to himself his ability to figure out a new industry and succeed. This drive opened the doors to his discovery of commercial syndication investments in 2023, and led him to his mentors and partners at Three Beach Capital soon after.

Joshua Ferrari

Joshua Ferrari

Joshua Ferrari, founder of Ferrari Capital and co-founder of Three Beach Capital, was born in Omaha, NE, and currently resides in Apollo Beach, FL. Josh graduated from Tennessee College of Applied Technology with his Airframe & Powerplant License so he could pursue his passion of becoming an Aircraft Technician.

After college he spent 6 years in the aviation industry, growing exponentially in rank, until finally becoming the “expert” on aircraft such as an A300, A319, A320, MD-10, MD-11, B757, B767, and B777, and leading the #1 UPS MRO line in the world for almost 3 years.

Shortly after entering into the aviation industry, Josh found his second love… Real Estate. After just 4 short years Josh has accumulated over $80MM AUM, 874 units, has successfully raised almost $30MM from various private investors, and at the age of 25 was able to retire from Corporate America from the passive income he had generated through real estate.

He has been featured on over 40 highly renown podcasts, and in 2020 he started the Creative Capital podcast, which has reached over 2,500,000 downloads with tens of thousands of loyal weekly listeners.

In 2022 he formed an all-inclusive, 12-month customized mastermind program focused on helping others build 7-9 figure commercial syndication businesses. To date, he’s helped over 180 real estate investors purchase over 2,300 units and raise over $130MM in equity.

And finally, in 2025 he started his own construction and property management companies, employing a team of 30 that service his own portfolio and which he is looking to expand externally in the near future.

Matt Gardner

Matt Gardner

Matt “Roar” Gardner, Co-Founder, was born and raised in Pittsburgh, PA. He holds a bachelor’s degree in Mechanical Engineering and a master’s degree in Engineering Management. After college, Matt served 11 years as an officer in the U.S. Air Force and was highly decorated from various deployments and as an instructor pilot in the most advanced fighter jets in the world, the F-15E and the F-35A.

After overcoming a battle with cancer resulting in an early retirement from the military, Matt became a full-time real estate professional. Currently, he leads a successful team of real estate agents that sells over $100M in production per year.

As an active real estate investor, Matt has an ownership stake in over 750 units, as both a general and limited partner. He has experience in multiple real estate niches including: luxury rentals, short term and long term rentals, multifamily, syndications, mobile home & RV parks, and flips. Matt also currently leads local real estate meetups, which foster education and networking.

He spends any spare time with his wife and four children, along with their many activities and traveling.

Reggie Ross

Reggie Ross

Reggie Ross is a Gulf Coast native, born and raised in Mobile, AL. He is a 15-year veteran of the oil and gas industry and holds a B.S. in Chemical Engineering, M.S. in Biomolecular Engineering and an M.B.A. Reggie has held corporate positions with direct responsibility for all standard business functions including sales, marketing, HR, legal, finance, accounting, supply chain and technology during his industry tenure.

Reggie began investing in real estate in 2009 by accumulating buy and hold single family rental properties, short term vacation rentals and house flipping. After reaching financial critical mass, Reggie began leveraging private equity to conduct larger commercial transactions to capitalize on the myriad opportunities found in the Gulf Coast markets.

In his spare time, Reggie also enjoys spending time with his wife, Brea and their four (soon to be six) children, playing bass guitar in a gigging hard rock band, traveling, gourmet cooking and fitness.

Jonathan Twombly

Jonathan Twombly

Jonathan has participated, either as the lead sponsor or as a JV partner, in approximately $250,000,000 of real estate, including more than 2,400 units and several hotels since entering syndications full-time in 2011. Before real estate, he was a corporate lawyer for 12 years, working for some of the most prestigious law firms in New York, Boston, and London, where his attention to detail and creative thinking resulted in hundreds of millions of dollars in additional recoveries or reduced liability exposure for his clients.

Jeremy Dyer

Jeremy has been an active real estate investor since 2012 and a passive investor since 2015, raising tens of millions of dollars personally for dozens of multifamily real estate investment syndications. now as VP of Capital Formation at Rise48 Equity, Jeremy leads the company’s capital formation efforts which have resulted in over $2.4 Billion in total transactions and acquisition of 61 multifamily assets, currently totaling $1.9B in Assets Under Management in Arizona, Texas, and North Carolina markets.

Don Spafford

Don Spafford

Don joined Beyonder Holdings as a partner after five years of investing passively in real estate, leaving his near 20-year role as a Senior Accounting Analyst, and was instrumental in Beyonder Holdings’ acquisition of 6 RV campgrounds across the US. Don’s newest project is launching Passive Capital Wealth with a focus on rv campgrounds, build-to-rent communities including both SFR and multifamily assets, and small business acquisitions. Like Strafford & Co, Don prefers long-term and perpetual hold strategies for his investments as well. 

Brian Rice

Brian Rice

Brian’s 12 years of Trust Administration experience led to the founding of Wise Choice Acquisitions and Solid Foundations Fund, both focused on investment opportunities within the RV park, mobile home park, and tiny home community asset classes. Wise Choice currently holds 3 RV parks in Texas, returning between 30-45% annually to investors, with a fourth park under construction. Brian is also a managing partner on a 180-pad luxury rv resort development on the east coast, with ground-breaking scheduled for January 2026.

The overall stability and predictability of the apartment complex investment in the United States has proven remarkably resilient and stable, offering one of the best investments in general of any asset class available today.

Luxury RV Resorts

The RV Park & Resort investment is a newcomer to the institutional investment space, and is poised today for a massive market grab much like Self-Storage experienced over the last two decades.

The fact that demand for RV parks and resorts has risen exponentially over the last few years, coupled with the reality that most RV parks are operated as mom-and-pop businesses without modernized operations, bookings, or marketing, and by folks who are set to retire, makes this asset class an unbelievable opportunity for the smart investor who can read the market signs.

In contrast to the standard investment model of the 5-year-hold syndication, Strafford & Co utilizes the unique approach of holding an asset in perpetuity. This creates value and investment safety at a level at which shorter holds cannot compete. It also negates some of the most difficult obstacles which plague short-hold/flip strategies, while still out-performing these traditional models in returns.

This unique approach allows us to return 100% of investor capital around years 3-5, but keep our investors’ equity ‘in the deal’ so to speak, so that they still continue to receive cash flow distributions for the length of the hold, usually 20-30 years!

Strafford & Co diversifies between two very different property types, each holding unique metrics, benefits, and drawbacks. Each responds differently to economic and market factors, but both have proven resilience and opportunity for growth. Due to their inherent differences, the risks and returns of each are quite varied.

Our strategy however remains the same between the two – buy at a competitive basis, force appreciation through value-add operations, and refinance around year 3-5, returning 100% of investor capital, while keeping investor equity in the deal so investors continue to receive distributions for the length of the hold.
